Plot Details and Location
The site comprises of an existing Victorian property which is currently under demolition. The land has full planning permission for 6 contemporary new detached houses of a high quality design ( Ref; P/2011/0361). All of the proposed houses on plots benefit from stunning landscape views over the Devon countryside. The planning consent comprises 4 new build, 3 storey detached, 4-5 bedroom houses, each of which benefits from a private double garage, additional parking, private garden and balconies on the first and second floors . In addition, on plots 5 and 6, there are 2 new build, single storey detached 4 bedroom houses, which also benefit from a private double garage, additional parking, garden and a small paddock. All units are Private Tenure. All the houses are uniquely designed by a local architect. The internal layouts of each property can be simply customised to suit individual requirements, however changes to the external appearance would be subject to obtaining revised planning approval.
Full planning consent has been obtained for the project, and as it stands each plot has planning permission for a four bedroom house with double garage. Plots 1-4 are 3 storey whilst plots 5 & 6 are single story buildings.
The table below shows the prices for each plot. The development site area is approximately 1.6 acres as shown in blue on the location plan. The dimensions of this total area are approximately 45 meters by 140 meters. It is not shown on the drawings however it is worth mentioning that due to the topography of the site it could be easy to install a basement under half of the building on plot 4 should more area be required.
Devon Self Build will arrange the infrastructure to service each plot to minimise the risks of unforeseen events commonly found in the initial ground works. We will provide a full set of land and soil analysis data for each site, the provisions of all services to the plots namely, foul drainage (including private treatment plant shared between all 6 houses), surface drainage, gas, electricity, water, telephone and provision of a fibre link to the edge of the road so that should fibre be installed in the area connection would be simple. A fixed infrastructure charge would be levied on each plot. This charge would also cover section 106 planning contributions, provision of the communal road areas, and communal landscaping.
The remaining land in the adjacent paddock ( 1.8 acres shown in green on the location plan) is also available subject to further negotiation for example a 20 meter strip of land adjacent to plot 6 is £20,000 and a 10 meter strip adjacent to plot 4 is £12,500.
From the A380 take the exit at Ashcombe Cross onto the B3192 signposted to Teignmouth. On entering Teignmouth follow signs for Shaldon. Cross the bridge over the river estuary to Shaldon and proceed in the direction of Torquay. After about 2.9 miles continue into the village of Maidencombe on Teignmouth Road (B3199)and plots can be found on the right, approximately 300 metres after the road junctions for Claddon Lane and Ridge Road.
